Parkchester North Condominium Management:
This letter is with reference to the new management and insufficient maintenance and service of the Parkchester North apartment complex. Allow me to preface this complaint with a brief background of who I am and my longstanding history of residency with the complex. I have resided in Parkchester North Condominiums for over 25 years, attended P.S. 106 and recently returned to assist my aging mother nearing retirement.
Upon my recent visit, I was absolutely appalled by the overall management of the North condominiums. Upon my arrival, I immediately noticed that the once coveted and well maintained apartment complex lost much of its luster. One morning as I walked through the Northern condominium grounds with my young children, I observed piles of trash left on the curb for several hours. I also noticed many of the children park grounds were either sold or filled with video cameras which left me feeling very uneasy with whom could be observing children at leisure. At one point, I observed a large branch from a nearby tree nearly hit a child as it landed near the swings in the park.
To further compound matters, there are now an influx of Parkchester owned management vehicles speeding through the narrow walkways surrounding the parks and recreation centers. Not only is there an impeding risk that one of these vehicles can hit a resident but certainly a child running out of the play area. There were several occasions where Parkchester vehicles were literally inching behind me and other residents anticipating discomfort and forcing everyone to flee walking areas, which is completely absurd.
I then began to observe the building interior where my mom resides and was also disappointed with the maintenance of the lobby, hallways, and most critically the elevator. As a young adolescent, I have vivid memories of Parkchester staff taking pride in the building maintenance. I specifically recall the clean pine aroma in the lobby, door handles being polished and floors mopped on a consistent basis. Instead, I was greeted by a broken front door (which requires intense gyrating and pressure to ajar), huge insects from a wasp nest unattended attached to the side of the building and all sorts of strange aromas pouring out of the lobby. I am not certain what the annual requirement for apartment maintenance is but as many of the tenants are aging I think it would be nice if someone inspected each apartment for mold, broken pipes etc. periodically.
The final straw, or what prompted me to write this complaint is the current state of the elevator. Besides the unwelcoming appearance of the metal graffiti doors it appears that it has not been recently maintained based on the missing inspection form. My concern is that someone may unfortunately become injured before this is adequately addressed. The elevator is swiftly dropping below the main floor and moving very slowly. This has been an ongoing issue since Thursday, October 17, 2014. It should also be noted that there are several elderly persons on higher level floors hesitant to leave their homes. In addition, it is my understanding that the elevator has not indicated what floor it is currently on for a lengthy period of time.
I regret to inform you that no action has been taken by you or your appointed maintenance staff to address many of these issues. I expected a much higher level of service from your company, and I am quite disappointed. This is not the kind of service one would expect for many elderly and long term tenants. I believe many of these tenants should be compensated for much of this inconvenience and I would also like to request you to please look into these matters at the earliest and initiate action within the next two days.

P.S. There are also a vast increase of insects in the building that require exterminating.
